The Building Process
Following some simple steps initially in the pre-building process will save time, money and headaches further down the road. Here are some initial steps to get started:
Determine your budget
Whether it’s through a pre-approval process or evaluating your financial portfolio, determining a budget range for your custom home is important. Your price range will help determine the right mix of lot price, home size, custom features and upgrades for you and your family.
Choose a Lot
When choosing a lot you should first determine if you are looking for a basement lot or a crawl space lot. Also, if you want to have a lot that allows for a future pool, a detached garage, a courtyard driveway, etc. then an Off-Site Septic lot may be ideal because you are not restricted on where to place the house, and your septic and septic-repair areas are in another location so that you have the entire lot to build on. Chris is happy to meet with you to walk lots and help determine the ideal lot for your family and house plan.
Choose a Floor Plan
With literally thousands of custom home floor plans to choose from, it is vital that you find the plan that fits your family’s needs. Whether you’re looking for a single-story home, multi-level home with master suite downstairs, or a home with a guest suite, there are as many options as there are custom home builders. If you desire, we can help you evaluate floor plans based on your needs and our experience with some of our favorite plans. Legacy Constructors will begin with a free initial building cost estimate for your floor plan and then we will guide you through the new home building process to ensure you are comfortable with every phase. There will be a questionnaire that will help with pricing, making sure to add any custom touches that your family desires. When the actual blueprints are in hand, the Builder can then get an accurate price for the build.
Realtor Commission
Lots in Davidson Downes are not listed in MLS and have sold almost exclusively by word of mouth. There is no realtor commission built into lot or home pricing, so please let us know in advance if you are working with a Realtor and what your financial arrangement is so that we can add this to pricing to cover your Realtor fees, or you can handle the Realtor fees separately.
Contracts and Closings
When contracts have been signed they will be forwarded to your lender and to the closing attorney to set up the closing, which is usually 45 days from signatures. With a Construction Loan, it is ideal to get a Construction to Perm loan so that you only have one closing which saves cost. After Closing the Building will get started. Depending on the Builder’s schedule and Backlog- which you will know in advance of closing, the builder gets started on building your Dream home. From start to finish it is typically 6-7 months, depending on weather or material delays it could be longer.
